Is It Still a Seller’s Market in Charlotte?

Just a few thoughts on what I see happening in the 2019 Real Estate Market in the Charlotte Metro Area.  Again, just my thoughts and opinions.

1. Home appreciation and the perception that we’re in a seller’s market is over “for now”.  I believe we’ll still have a healthy real estate market but at a much more deliberate pace than we’ve seen over the past two and a half years.  Appreciation has slowed and may actually back up a bit this year while days on the market will increase.

2. As I’ve seen over the past year and a half, buyers are now expecting sellers to have their homes ready for sale and “move-in” ready. HGTV isn’t making remodeling contractors out of would-be buyer. Just the opposite: it’s making buyers want what they see on HGTV in a ready to move in, perfectly staged home.  Sellers will have to take extra strides in making their home as up-to-date as possible in order to get “top dollar”.

3. Days on the market have been increasing and will continue to increase for the immediate future. Normal has always been 90-120 days.  Sellers will become realistic in terms of pricing and the condition of their home.

4. The way real estate has been practiced has been under continual change for the past 20 years. I know…I’ve been doing it that long.  The latest model of large corporate real estate firms buying your home is actually nothing new.  It’s just been polished and is being marketed in the latest and most technical way.  So when and if you’re tempted to entertain a “wholesale” offer on your home, do so knowing that you’re going to leave money on the table.
