All Offers Aren’t Created Equal

When a Charlotte-area home draws multiple offers, the winner is rarely just the highest number. Listing agents read the whole package, and a well-structured offer routinely beats a higher, sloppier one. Here’s what actually moves the needle in North Carolina.

Lead with financial credibility

Attach your pre-approval letter (or proof of funds if paying cash) to the offer itself. The seller’s first question is “will this buyer close?” Answer it before they ask.

Understand the due diligence fee

North Carolina’s due diligence fee is unique to our state: a negotiated, non-refundable payment made directly to the seller for the right to inspect the home and walk away for any reason during the due diligence period. In competitive situations, this fee is often the deciding signal of commitment. It’s credited toward your purchase at closing, but if you walk, the seller keeps it. Sizing it well, for the specific house and situation, is where an experienced agent earns their keep.

Make your earnest money meaningful

Earnest money is held in escrow and (unlike the due diligence fee) is refundable if you terminate during the due diligence period. As a rule of thumb, expect at least 1% of the purchase price; a thin deposit reads as a thin commitment.

Keep your timeline tight

A due diligence period of around 21 days keeps the seller’s risk window short while giving you time for inspections and the appraisal. Long, open-ended timelines make sellers nervous. Discipline here costs you nothing and signals competence.

Ask carefully, or not at all

In a competitive offer, asking the seller to cover closing costs effectively lowers your price and signals stretched finances. If you need help with costs, there are usually better ways to structure it. Let’s talk before you write it in.
