The Charlotte metro is our home market, and has been since 1997.
From the lake towns of Davidson, Cornelius, and Huntersville to the fast-growing suburbs of Cabarrus County, we have spent more than twenty-five years learning how each corner of the Charlotte region actually lives. South Carolina, just across the line
For many Charlotte-area buyers, the best value sits just over the South Carolina border. Fort Mill and Tega Cay pair strong schools and Lake Wylie living with a property-tax structure that can change the monthly math on the same price point. Because we hold licenses in both Carolinas, a cross-border move stays with one team from first showing to closing table.
Closing attorneys, with local nuance
Like North Carolina, South Carolina closes a real estate sale through an attorney rather than a title-only company. The steps feel familiar, but the specific process, timelines, and paperwork carry their own state nuances. We line up the right closing attorney and keep the file moving.
A different property-tax structure
South Carolina assesses an owner-occupied primary residence at a lower ratio than second homes or investment property, which can meaningfully change the monthly cost of the same price compared with North Carolina. We flag how a given home would be assessed before you fall for the sticker price.
Separate licenses, one team
North and South Carolina license brokers separately, so many agents can only work one side of the line. Several of our brokers, including Lloyd, Don, and Brittany, are licensed in both, which is why a cross-border search never has to change hands.
